Newton’s housing market remains exceptionally strong. Home values have increased by roughly 129% over the past two decades, underscoring sustained demand and the city’s enduring appeal within the Greater Boston area. As of early 2026, the residential real estate market in Newton, Massachusetts continues to show remarkable stability, with property values holding near peak levels despite some short-term adjustments. The pace of appreciation has moderated compared to recent years, but pricing overall remains firmly elevated.

Newton’s single-family market remains premium and steady. As of February 31, 2026, according to Zillow, the citywide median sale price $1,442,000. Homes spent a median of about 13 days on market in the past 12 months as of March 31st,. The sale-to-list ratio hovered around 98.9 percent, with roughly 34 percent of homes selling above list. Well-priced homes still attract multiple offers, while higher-priced or dated homes can leave a bit more room to negotiate, as 57% sold below asking in the past 12 months.

Inventory remains the defining constraint. Sales volume continues to lag behind long-term averages, not due to a lack of demand, but because of limited available supply. Many homeowners remain locked into historically low mortgage rates, reducing turnover and keeping new inventory tight.
